Nigeria’s Effective Housing Gap Could Reach 28 Million Homes

Nigeria’s housing crisis may be far worse than official estimates suggest. Millions of structurally unsafe homes are now being counted alongside the country's existing housing deficit, pushing the shortage close to 28 million units.

Nigeria’s housing shortage could approach 28 million units when structurally defective and substandard homes are included, according to Lagos State Housing Commissioner Moruf Akinderu-Fatai. While the National Housing Data Technical Committee estimates the official housing deficit at nearly 15 million units, an additional 15.2 million homes have reportedly been identified as inadequate, significantly deepening the crisis.

The challenge is particularly acute in Lagos, where rapid population growth, urban migration, and limited land availability continue to fuel demand for affordable housing. Authorities say ongoing government-backed mortgage programmes and public-private housing developments are helping address the gap, with Lagos targeting more than 14,000 completed housing units by the end of 2026.
