Property Consultant Warns Ghanaians to Verify Land Before Buying

Attractive land adverts are not proof of ownership. A property consultant is urging buyers to inspect properties physically, conduct proper searches, and engage qualified lawyers before committing money to land purchases.
Prospective land buyers in Ghana are being urged to look beyond attractive advertisements on social media, television and radio before committing to a property purchase. Property consultant Dello-Ziem Kaaka says buyers should physically inspect land and seek professional legal advice as part of their due diligence.
Speaking to members of the Ghana Real Estate Developers Association (GREDA), Kaaka stressed that payment receipts alone do not establish land ownership. He also warned that simply occupying land or acting as its caretaker does not automatically confer ownership rights.
Under Ghana’s Land Act, 2020 (Act 1036), he said qualified lawyers play an important role in conducting ownership searches and preparing conveyancing documents. Buyers and sellers were therefore encouraged to engage qualified legal professionals before completing transactions.
The warning comes amid persistent land disputes, with fraud, misrepresentation, illegality, duress, mistakes and unconscionable bargains among grounds that can invalidate land transactions. For property investors, thorough due diligence is increasingly essential to protect capital and avoid lengthy disputes.
