Abuja Infrastructure Boom Pushes Rents Higher Across the FCT

New roads and urban upgrades are making parts of Abuja more attractive—and more expensive. As infrastructure unlocks new growth corridors, rising rents are adding pressure to an already stretched housing market.
Major infrastructure investment across Abuja’s Federal Capital Territory is reshaping the property market, with improved connectivity contributing to higher residential rents. New roads, bridges, drainage systems and public facilities have made previously underserved communities more attractive to residents, businesses and property investors.
The improved access is encouraging developers to invest along emerging growth corridors while pushing up land and property values. Landlords in better-connected neighbourhoods are responding to stronger demand with higher rents, adding to affordability pressures for households already facing inflation and limited affordable housing supply.
As infrastructure projects continue, Abuja’s challenge will be ensuring housing supply grows quickly enough to prevent infrastructure-led property appreciation from worsening the rental burden.
