Industry stakeholders argue that naira depreciation, high building material costs, insecurity, and weak housing supply are all contributing to the surge.
Property experts also warn that Lagos’ fast-growing population and continued urban migration are intensifying demand far beyond available housing stock. Analysts believe rental pressure could worsen further if mortgage access, affordable housing development, and infrastructure expansion fail to keep pace with the city’s rapid growth.
