Ghana’s Housing Deficit Climbs to 1.8 Million Units

Ghana’s housing gap has widened to 1.8 million homes, putting growing pressure on cities and affordability. Rapid urban expansion is now deepening concerns over overcrowding and rising housing costs.
Ghana is facing an estimated housing deficit of more than 1.8 million units, according to Works and Housing Minister Kenneth Gilbert Adjei. Speaking during the Government Accountability Series, the minister said rapid urbanisation is intensifying demand for homes, particularly in major cities including Accra, Kumasi, and Takoradi.
The challenge matters because housing supply continues to lag behind population growth, making it increasingly difficult for many low- and middle-income households to secure affordable homes. Officials warn that the imbalance is contributing to overcrowding, rising property costs, and the expansion of informal settlements. With more than half of Ghana’s population already living in urban areas, projections suggest pressure on housing demand could increase significantly in the coming decades.
