A 1.9-hectare plot in Umhlanga has come to market at R2.95 million, below the R3.6 million average sale price for erven in the KwaZulu-Natal coastal suburb, according to a Private Property listing.
A 1.9-hectare plot in Umhlanga on South Africa's North Coast has been listed for sale at R2.95 million, a price below the average sale price for erven in the suburb, The South African reported, citing a Private Property listing that went to market on October 31, 2026.
Based on 264 sales registered with the South African Deeds Office as of September 2026, the average sale price for erven in Umhlanga is R3.6 million, meaning the plot is priced about 17.5 per cent below the average home in the area. The asking price works out to roughly R155 per square metre.
The property carries Special Residential 650 zoning and rates of R18,000 a year. Buyers would also have to budget for a slight gradient on the site, which could raise building costs by about 20 per cent, although the elevation gives the plot uninterrupted ocean views.
Although the listing suggests it came to market in October 2026, the property was first listed in September 2024 and has kept its R2.95 million price tag since then. Because the site is development land, it can be divided into sections of up to 650 square metres, potentially yielding between 29 and 90 residential plots worth up to R90 million at current market rates.
Realising that value would require the developer to put in roads, general infrastructure, recreation areas and green spaces, and to produce building plans and renderings before buyers show interest. The listing also comes with competition: about 340 other vacant plots are for sale in Umhlanga, from a R1 million 395-square-metre lot in a development currently on auction to a one-acre riverfront plot in the Sibaya precinct at R2.6 million and a 7.1-hectare ocean-front property in Desainager at R18 million.
