Talaat Moustafa Group Holding (TMG) has started delivering the first phase of its Nour development in East Cairo, with more than 4,000 units entering the handover stage in a shift from construction to gradual operation and occupancy of the city.
The developer launched a campaign for the milestone featuring Egyptian actors Ahmed Malek and Ahmed Ghozzi, focused on the project's technology, sustainability, services and lifestyle rather than solely on residential units. TMG said the campaign drew millions of views and significant engagement on social media.
Nour is being developed over about 5,000 feddans in East Cairo as an integrated smart city combining residential communities with commercial, recreational, sporting and social facilities, including a central services district, commercial and entertainment areas and a sports and social club.
TMG said the city incorporates smart access and security systems with facial recognition, an internal smart transport network with designated routes and schedules, Wi-Fi in public areas and electric-vehicle charging stations. Inside homes, automation systems allow residents to manage household functions through connected devices, while technology-supported maintenance systems are designed to detect faults faster.
The sustainability infrastructure includes smart lighting, solar energy, EV charging and water and irrigation management, with water reuse for landscaping. The handovers come as Egypt's property market increasingly focuses on developers' ability to convert strong sales into completed, served communities, with the experience of Nour's first residents expected to influence later phases.
