Nigeria’s REITs Outpace Lagos Housing as Investors Chase Higher Returns

Nigeria’s listed REITs are delivering returns that beat rental yields from several Lagos residential markets. With UPDC REIT up more than 41% and UH REIT above 35% in 2026, investors are getting a new way to gain property exposure without owning a building.

Nigeria’s listed Real Estate Investment Trusts (REITs) are outperforming rental returns from several residential property segments in Lagos, giving investors a more liquid route into the property market. UH REIT gained more than 35% year-to-date by June 2026, while UPDC REIT rose over 41%.

The performance is attracting attention as high interest rates and economic uncertainty make direct property ownership more demanding. REITs offer exposure to diversified, professionally managed property portfolios without the capital and operational burden of owning physical assets.

Lagos housing returns remain highly location-dependent, with properties near the Blue Line generating stronger yields than some premium neighbourhoods. The shift could accelerate institutional investment in REITs and reshape how Nigerians access real estate returns.
