The discussion holds that high-rise residential properties should provide specific modern infrastructure to justify monthly rental rates starting at Ksh 20,000 for one-bedroom apartments and larger housing units.

Developers are urged to integrate rooftop utility spaces for drying clothes and recreational use, passenger elevators, underground parking providing at least one vehicle slot per two housing units, ground-floor playgrounds for children, private balconies and spacious verandas, ensuite bedrooms, tarmacked or cabro-paved access roads, and continuous 24-hour water supply systems.

On-site security personnel, closed-circuit television surveillance and active property management are also listed among the facilities tenants now expect in modern apartment blocks.

Urban planners and housing advocates note that providing these essential facilities balances developer profit goals with tenant living standards, ensuring long-term property value, improved tenant satisfaction and sustained occupancy rates in an increasingly competitive real estate market.
