Nairobi gazettes 2027 land rates with caps tied to 2022 payments

Nairobi County has gazetted its 2027 land rates, due from 1 January 2027, setting flat charges by plot size and valuation-based rates capped at double what owners paid in 2022.
Nairobi County has gazetted its land rates for 2027, with the charges becoming due on 1 January 2027 under a notice dated 4 September 2026 and signed by Patrick Mbogo, the county executive committee member for built environment and urban planning.
The notice, issued under the County Governments Act and the National Rating Act, 2024, sets flat-rate charges by plot size: KSh 2,560 a year for land not exceeding 0.1 hectares, KSh 3,200 for land above 0.1 up to 0.2 hectares, KSh 4,000 for land above 0.2 up to 0.4 hectares, and KSh 4,800 for land exceeding 0.4 hectares.
For valued properties, the rates are struck at 0.115% of the Unimproved Site Value per year for residential, commercial and agricultural plots, based on the 2019 Draft Valuation Roll. Transition rules floor payments at the higher of the new calculation or the 2022 amount, and cap increases at double the 2022 rates.
Owners who formally objected to the new rates under the draft valuation roll will keep paying the old rates until the Valuation Board hears and determines their objections. Sectional-title holders must now open individual rates accounts with the county, while owners of unvalued or missing plots are advised to contact the Chief Valuer at City Hall.
Invoices can be downloaded on the county portal, nairobiservices.go.ke, and payments are to be made through the e-Citizen platform, the notice said.
