Murtaqa Developments to launch 210-feddan villa project in Cairo

Murtaqa Developments is preparing a 210-feddan villa community in Cairo's New Sheraton and El Nozha areas, with 88% of the land set aside for green areas and open space.

Murtaqa Developments, part of Al Ashraaf Group, is preparing to announce a new 210-feddan residential project in Cairo. The project falls administratively within the New Sheraton and El Nozha areas and will consist entirely of villas.

According to the company, 12 per cent of the land will be allocated to the building footprint, while the remaining 88 per cent will comprise green areas and open spaces. The planned residential density is four villas per feddan.

Ahmed Amin Massoud, CEO of Murtaqa Developments, said the project forms part of the company's strategy to develop integrated residential communities based on location, planning quality, lower building density and expanded green areas. He added that construction works had already begun in cooperation with consultants and specialised companies, as the company seeks to advance implementation in line with its development plan.

Cairo Governor Ibrahim Saber attended a ceremony to sign cooperation agreements with the project's development partners, where he reviewed the project's master plan, design, services and planned components. The ceremony was also attended by MP Amin Massoud, First Deputy Chairperson of the House of Representatives' Housing Committee, as well as company executives, consultants and project partners.

The development structure assigns specialised roles across planning, design, construction, operation and management. Vodafone Egypt will act as technology partner, while El Sewedy Plug will provide electric vehicle charging stations as part of the project's sustainable mobility solutions. Inversion, led by Mohamed Diab and Kamel Ibrahim, will provide development consultancy and project management services; Azure Architects, led by Omar Okeil, will serve as the main architectural and landscape consultant; MCG, headed by Mohamed Massoud, will oversee engineering supervision; GSCE, led by Mohamed Taha, will handle soil and foundation consultancy; Eltizam, led by Mohamed Essam, has been assigned project management and operations; and Devcon, led by Mohamed Zidan, will act as main contractor.

Murtaqa is expected to announce the launch of the project's commercial area in the coming period. The area is planned to provide retail and service activities for residents.
