Morocco's real estate market recorded a sharp increase in transactions in the second quarter of 2026, while property prices rose more moderately, according to the latest Real Estate Asset Price Index from Morocco's central bank, Bank Al-Maghrib.
The number of real estate transactions rose 11% from the previous quarter and 6.3% year on year, while the overall property price index rose 0.7% in both periods.
The rebound was broad-based year on year, with residential transactions up 6.3%, land transactions rising nearly 22%, and commercial and office property transactions increasing 23%.
Residential prices rose 1% quarter on quarter, driven by a 3.3% increase in villa prices and a 1% rise in apartment prices, while house prices increased 0.3%. Year on year, activity was particularly strong in Rabat, where transactions jumped 61%, while Tangier recorded an 11% increase and Marrakech 18%, with Casablanca posting a more modest 4.4% rise.
The data points to a market regaining momentum after a softer period, with land and commercial segments leading the recovery while residential prices remain comparatively stable.
