Lugbe FHA Residents Demand Clarity Over Disputed Estate Road Corridor

Residents of the Federal Housing Authority (FHA) Estate in Lugbe, Abuja, are calling on the FHA, Federal Capital Development Authority (FCDA) and other relevant authorities to clarify the status of the estate’s master plan following proposed construction along a road corridor.

Residents of 1Q 3 Road raised the concerns during a protest on August 10, saying development along the disputed corridor could affect movement, access to parts of the neighbourhood and stormwater drainage. They stressed that they were not opposed to development but wanted construction to comply with the approved estate layout.

The residents have asked authorities to publish the original master plan so that roads, drainage corridors and other designated public infrastructure can be clearly identified. They also want construction on the disputed corridor suspended until its status is verified by the FHA and FCDA.

Residents further cited an environmental assessment dated July 31, which they said identified surface runoff, localised erosion and terrain depressions around the corridor. They argued that obstructing the area could worsen drainage problems and affect accessibility during heavy rainfall.

The FHA has directed residents seeking clarification on the master plan to the FCDA, while also advising them to submit relevant complaints through its Lugbe zonal office or Servicom unit.

The dispute highlights the importance of protecting approved master plans in established residential communities. Clear planning frameworks for roads, drainage, utilities and public spaces can help protect property values while preventing conflicts between residents, developers and authorities.
