Official data from Statistics South Africa shows home values in Limpopo rose 9.5% year on year, making the province the country's second-fastest growing residential property market behind the Western Cape.
Limpopo has emerged as South Africa's second-fastest growing residential property market, with home values climbing 9.5% year on year in the latest official price data from Statistics South Africa.
Only the Western Cape grew faster, recording 11.2% annual growth, according to figures released on 3 September 2026. The national residential property price index rose 0.6% month on month in the same release, while Limpopo's cumulative index reached 135.4 since December 2020, putting values in the province roughly 35.4% higher over five and a half years.
The province holds a small 1.20% weight in the national index, compared with Gauteng's dominant 38.13% share, meaning its surge has limited direct impact on the national inflation figure. Analysts cited by SAPeople said the trend points to buyers priced out of Cape Town's hot market, or seeking more space, turning to the north of the country.
Freehold properties across South Africa are outperforming sectional-title homes, a pattern consistent with Limpopo's sprawling suburban and rural layout. The latest figures indicate that high-growth property opportunities now exist well beyond the coastal markets that have dominated the country's recent price boom.
