Lagos Island Two-Bedroom Rents Soar Past ₦17 Million as Housing Costs Surge

Two-bedroom apartment rents across Lagos Island’s prime residential markets have more than doubled since 2022. Ikoyi now commands the highest average annual rent at ₦17.25 million, while even relatively cheaper areas such as Ikate have recorded sharp increases.

The cost of renting a two-bedroom apartment across some of Lagos Island’s most sought-after neighbourhoods has risen sharply, with Ikoyi recording an average annual rent of ₦17.25 million in 2026. The figure represents a 115.63% increase from ₦8 million in 2022, according to the Lagos Island Residential Market Report 2026.

Victoria Island recorded the second-highest average rent at ₦15 million annually, up 128.31% from ₦6.57 million in 2022. The area’s concentration of Grade A offices, multinational companies, banks and diplomatic missions continues to support demand from corporate tenants, expatriates and professionals.

Meanwhile, a two-bedroom apartment in Lekki Phase 1 averages ₦10 million per year, compared with ₦4 million in 2022, representing a 150% increase. Ikate, the least expensive of the four markets tracked, now averages ₦8.5 million, although this represents the largest percentage increase—183.33%—from its 2022 level of ₦3 million.

The report attributes the increases to strong rental demand, limited housing supply in prime locations, rising development costs and continued residential expansion. In Ikoyi, for example, limited land availability and demand from high-income households, expatriates and corporate tenants are supporting elevated rental values.

The figures highlight the growing affordability challenge in Lagos’ premium housing market. With rents more than doubling across all four submarkets since 2022, the pressure is likely to encourage some renters to consider less expensive neighbourhoods while increasing demand for new housing supply at different price points.
