Kisumu lines up 6,487 affordable housing units, four markets and 4,400 student beds

Kisumu County is preparing 6,487 affordable housing units across eight projects alongside four Economic Stimulus Programme markets and five student-hostel schemes with a combined 4,400 beds.
Kisumu County is set for a major infrastructure transformation, with thousands of affordable homes, modern markets and new education facilities planned across the county, according to a government project list. The projects are spread across Kisumu Central, Kisumu East, Kisumu West, Nyando, Muhoroni and Nyakach, combining housing, trade and student accommodation.
The housing pipeline totals 6,487 units across eight projects, led by the Lumumba Affordable Housing Project with 2,300 units in Kisumu Central. Lumumba is planned for delivery of 2,348 units across 15 high-rise blocks, and government inspections put the KSh5.8 billion project at 90 per cent completion in late 2025, with about 1,200 workers on site daily.
Other schemes include 520 units at Upper Kanyakwar Phase One, 1,000 units at Shauri Moyo, 500 units under Upper Kanyakwar Phase Two, another 500 under Phase Three, 458 units at the Kisumu Mechanical and Electrical Workshops Camp, 1,020 units at Maseno and 189 units at Ahero Interchange. Upper Kanyakwar also offers Boma Yangu two- and three-bedroom affordable units at KSh2 million and KSh3 million respectively, alongside market-rate options.
The housing expansion is being accompanied by four Economic Stimulus Programme markets: Kisiani and Holo markets in Kisumu West, Muhoroni Market in Muhoroni and Kaloka Market in Nyando. Kisiani and Holo have each been reported at about 98 per cent completion, valued at approximately KSh58.8 million each and expected to serve about 300 traders, while the Muhoroni market is about 95 per cent complete with 200 stalls. Kaloka Market is designed with waste-management infrastructure.
Education facilities form the third strand of the programme. A modern multi-storey science laboratory complex is planned at Maseno University, while Kisumu National Polytechnic is receiving an East Africa Skills for Transformation and Regional Integration Project (EASTRIP) development comprising an administration block, tuition rooms, hostel facilities and a Learning Factory. Muhoroni Technical and Vocational College is set to receive twin workshops, classrooms and offices.
Five student-hostel projects will provide 4,400 beds in total: 1,720 beds at the Ramogi Institute of Advanced Technology, 580 at the Jaramogi Oginga Odinga University of Science and Technology KMTC campus, 1,160 at Maseno University, 580 at Nyakach Technical and Vocational College and 360 at Nyando Technical and Vocational College.
