Kenya's NLC issues new land acquisition notice for Naivasha-Kisumu-Malaba SGR

Kenya's National Land Commission has published a notice to compulsorily acquire more than 300 land parcels for the Naivasha-Kisumu-Malaba Standard Gauge Railway, a project estimated at Ksh700 billion.
The National Land Commission (NLC) has issued a notice of intention to compulsorily acquire more than 300 land parcels for the Naivasha-Kisumu-Malaba Standard Gauge Railway (SGR), in a gazetted list dated September 10 and published on behalf of the Kenya Railways Corporation.
The list sets out additional parcels affected by the planned Ksh700 billion project as well as deletions and corrections to earlier lists. NLC directed affected landowners and anyone with an interest in the listed properties to inspect the acquisition plans at its offices at Ardhi House in Nairobi or at the Kisumu County coordinator's office during official working hours.
A large number of parcels in Kisumu County have been added, with the affected properties spread across Chiga and Sidho West. The schedule includes privately owned land as well as parcels whose registered ownership is yet to be determined; some listed properties are recorded under deceased owners, while others carry existing charges or cautions.
The notice includes numerous small urban parcels in Kisumu Municipality, many measuring about 0.0206 hectares, alongside larger pieces of land in other parts of the county. Among the newly listed properties is a 4.9252-hectare parcel that was reportedly the subject of a 2021 court case over ownership between Kenya Railways and members of the Nubian community.
NLC said notices for inquiries into the affected properties will be published in the Kenya Gazette in line with the Land Act. Kenya Railways announced last week that it had begun the land acquisition process for the project, including inspection and valuation of parcels along the 370-kilometre corridor. Construction started in July 2026 and the line is expected to reach Kisumu by July 2027.
