Johannesburg pensioners' property rates rebates to continue automatically in 2026/27

The City of Johannesburg says pensioner homeowners already approved for property rates rebates will not need to re-apply for the 2026/27 financial year.
Thousands of pensioner homeowners in Johannesburg will not have to re-apply for their property rates rebates this year, after the City of Johannesburg confirmed that existing approved rebates will continue automatically through the 2026/27 financial year.
The rebates will remain in place until June 30, 2027, provided beneficiaries continue to meet the applicable terms and conditions. The automatic extension applies to pensioners approved under the city's current General Valuation Roll (GVR2023) and is intended to reduce the administrative burden on elderly residents already receiving the benefit.
Kgamanyane Maphologela, director of communications and stakeholder management in Group Finance at the City of Johannesburg, said existing approved beneficiaries do not need to re-apply this year.
During the 2025/26 financial year, the city granted pensioner property rates rebates to 38,308 elderly homeowners, providing more than R329.8 million in rates relief.
The automatic extension does not cover homeowners who have recently turned 60 and meet the city's qualifying requirements; they must still apply. Pensioners aged 60 to 69 qualify where the property has a market value of no more than R1.5 million, while those aged 70 and older qualify for a 100% rebate irrespective of income, provided the property falls within the R2 million market value threshold, the municipal account is not in arrears and the rebate is limited to one property per applicant.
