According to the Lagos Island Residential Market Report 2026, average annual rents for two-bedroom apartments across major Lagos Island corridors have surged dramatically between 2022 and 2026, driven by land scarcity, corporate demand, and limited inventory supply.

Residential rental rates for two-bedroom apartments across prime Lagos Island corridors have recorded steep increases between 2022 and 2026, with average prices in Ikoyi reaching ₦17.25 million annually.

According to latest residential market tracking, the growth reflects heightened corporate demand, sustained inflation, high construction overheads, and severe land supply constraints in top-tier coastal districts.

The rental surge spans major island submarkets, led by Ikoyi where prime units jumped from an average of ₦8.00 million in 2022 to ₦17.25 million (+115.6%). Victoria Island followed closely, with two-bedroom rents rising from ₦6.57 million to ₦15.00 million (+128.3%), while Lekki Phase 1 saw average rents jump from ₦4.00 million to ₦10.00 million (+150.0%).

The steepest percentage increase occurred in Ikate, where rents surged by 183.3% from ₦3.00 million to ₦8.50 million as young professionals and corporate renters sought relatively accessible options near the Lekki-Epe expressway.

Property analysts expect rental yields in these core nodes to remain elevated as demand outstrips new residential delivery.
