Crown Allied breaks ground on 2,400-unit smart estate in Abuja's Wasa District

Crown Allied Global Realty & Homes Ltd has begun construction on 'The Embassy', a 2,400-unit estate sitting on 101 hectares in Wasa District, Abuja Municipal Area Council, with a groundbreaking and launch ceremony led by the company's managing director and chief executive, Gbadewole Amos Kayode.

Kayode said the developer was drawn to Wasa District because it is an informal-sector and commercial hub, citing President Bola Tinubu's recent commissioning of a road in the district, where electricity, road and water infrastructure have been provided. At the event he displayed the company's Certificate of Occupancy issued by the Federal Capital Development Authority.

The developer said the estate will be fully solar powered, with electric-vehicle charging built into every home and a 20-hectare commercial district planned for shops, hotels, pharmacies and electronics. Land in the scheme starts at N7.5 million, while 1,000-square-metre plots are being sold for N50 million, according to Kayode.

Kayode, who is vice chairman of the Real Estate Developers Association of Nigeria's Abuja chapter, put Nigeria's housing deficit at about 14.98 million units. He said the estate offers plots and housing types ranging from two-bedroom blocks of flats to three-bedroom terraces and four- and five-bedroom detached homes, with instalment plans of up to six months and mortgage options through the Federal Mortgage Bank of Nigeria.

He said the project forms part of the association's contribution to cutting the housing deficit by delivering energy-saving homes in volume, adding that buyers can spread payment on the lowest-priced plots rather than paying in full upfront.
