Cape Town CBD Property Investments Surge 41% to R12.8 Billion in 2025/26

The State of Cape Town Central City Report reveals strong investor confidence, with 29 active projects driving a massive wave of residential and commercial property development.

Property investment across the Cape Town Central Business District (CBD) experienced a massive 41% surge during the 2025/26 period, according to the annual State of Cape Town Central City Report released by the Cape Town Central City Improvement District (CCID).

The conservative valuation of property developments in the CBD's pipeline grew from R9 billion in 2024/25 to R12.8 billion in 2025/26, reflecting robust investor demand across the city center’s 1.74 square-kilometer footprint.

The boom encompasses 29 completed, active, or planned projects—led predominantly by mixed-use and high-density residential developments.

Over the past five years, 22 residential-focused builds valued at R5.1 billion have added approximately 3,260 new apartment units to the downtown area.

Meanwhile, Cape Town's commercial sector continues to lead South Africa, recording the country's lowest office vacancy rate at just 6.2% in Q2 2026, solidifying the CBD's status as a top-performing urban hub for both living and business.
