Boland property prices rise as buyers target Robertson, Montagu and McGregor

Property prices are rising in the Boland towns of Robertson, Montagu and McGregor in South Africa's Western Cape, as a changing buyer profile brings younger families into markets long associated with retirement and rural living.

Insights from Pam Golding Properties and Lightstone data highlight growing demand across the three towns, with developers responding as buyers look for a combination of lifestyle and relative value.

Annien Borg, regional director of Boland and Overberg at Pam Golding Properties, said Robertson has become the centre for the Bonnievale, Ashton and Robertson valley, as well as a destination for residents of Montagu and McGregor, because it offers a wider choice of products and services.

Borg said new buyers tend to be a balanced mix of those aged 30 to 50 and the 55 to 70 age group, with a lower percentage of younger singles. "Although prices have increased, properties here are still affordable compared to many other Western Cape towns, and developers are moving to cater for the increasing demand," she said.

In Robertson, freestanding homes currently range from about R1.6 million to R5.5 million, while sectional-title units range from R1.5 million to R3 million. Lifestyle estates are particularly popular with retirees, while estates such as Silwerstrand and Roodeberg Villas are attracting buyers across different generations.

The town remains dominated by freestanding homes, although the growing appetite for newer developments could gradually alter the character of the market. Borg added that many younger buyers with families are buying older houses closer to the schools in town and renovating them.

McGregor, meanwhile, offers a more recreation-focused setting, with hiking, mountain biking and horse-riding routes running through vineyards and wine farms, adding to the region's appeal for permanent residents rather than only holidaymakers.
