Africa Logistics Properties has brought an 11,000 square metre warehouse at its Tilisi park into service, with strong uptake reinforcing demand for institutional-grade logistics space on Nairobi's western corridor.
Africa Logistics Properties has launched an 11,000 square metre warehouse at its Tilisi development west of Nairobi, with the building drawing substantial commercial interest since opening. The facility is anchored by a distribution partner serving a prominent retail hypermarket chain.
The rapid uptake of space reflects continuing demand for modern, institutional-grade logistics property in key transport corridors outside central Nairobi. The company's completed warehousing portfolio now covers roughly 80,000 square metres, split between ALP North Logistics Park in Tatu City and ALP West Logistics Park in Tilisi, serving multinational and regional firms that need high-specification storage, distribution centres and light industrial processing space.
The new building, known as Kivu, sits within the parent developer's primary construction portfolio but has been identified as a pipeline asset for future inclusion in the ALP Industrial Real Estate Investment Trust, which listed on the Nairobi Securities Exchange earlier this year as the region's first US dollar-denominated REIT. Remaining space in the building is being marketed to tenants seeking grade-A storage within the metropolitan area.
Alongside the launch, the listed fund approved its inaugural interim distribution of US$930,434, equivalent to about KSh120.92 million. The payout followed a decision to retain early earnings after rental income began accruing in May, once debt on the seed property assets had been settled.
Capital backing for the surrounding industrial platform has come through international investment channels, including the Private Infrastructure Development Group via InfraCo and the UK government's MOBILIST programme. Officials on a site tour said efficient logistics infrastructure helps cut operational waste for occupiers, and the company plans to add further income-producing industrial properties to the listed vehicle as the portfolio expands.
