Property Exit launches in Egypt to structure resale and exit options for property investors

Written on

Egyptian platform Property Exit has launched to give buyers, investors and owners a structured way to value real estate assets and plan exits, backed by real estate technology firm Gateway Financials.

A new Egyptian platform, Property Exit, has launched to offer buyers, investors and property owners a more structured approach to evaluating real estate opportunities, assessing asset values and exploring exit options, Daily News Egypt reported.

The company combines investment analysis, market data and valuation work. It says it seeks to close information gaps between buyers and sellers by providing data-driven assessments of real estate assets and investment opportunities, and to help buyers compare properties against their financial objectives.

Mohamed Abou Khadra has been appointed chief executive, bringing more than 20 years of experience in technology, business development, payments and marketing. The launch was announced at a press conference attended by Norhan El Tour, chief executive of Gateway Financials; Abou Khadra; Mohamed Hafez, an engineering and urban development consultant; and Hisham Kandil, chairman of MTS Integrated Solutions.

Abou Khadra said the platform distinguishes between a property's market value and the financial viability of owning it, taking into account buying and selling timing, asset characteristics, demand, costs and outstanding financial obligations. Available exit routes, he added, depend on each property's characteristics, contractual terms, commitments and the rules governing the transaction.

"Property Exit is entering the market at a time of significant activity in the real estate sector and growing attention to the challenges facing the industry," Abou Khadra said, adding that exiting an investment is a natural part of an asset's lifecycle rather than a sign of distress. "In many cases, an exit decision reflects the health of the real estate market and its ability to complete the investment cycle and maximise returns for investors."

The venture is backed by Gateway Financials, which has operated since 2019 and has worked with more than 3,000 real estate developers across 12 countries, according to Abou Khadra. El Tour said the partnership reflects the importance of applying research and analytical expertise to how real estate investment opportunities are assessed, with the aim of building more structured valuation tools for developers, owners and marketers in Egypt and the wider region.
