More than 100 residential plots have been sold at Bahari Bay, a R3 billion, 489-unit eco-estate at Shelly Beach on KwaZulu-Natal's South Coast, with Phase One now 75% sold.
Bahari Bay, a R3 billion residential development at Shelly Beach on KwaZulu-Natal's South Coast, has sold more than 100 residential plots, drawing buyers from across South Africa and overseas as investment interest in the region grows.
The 100-hectare eco-estate was among the projects recognised at the 2026 KwaZulu-Natal Investment Conference in Durban, where the province secured R124.5 billion in investment pledges against a target of R95 billion.
The scheme will comprise 489 residential units, made up of 350 full-title homes and 139 apartments, with about 40 per cent of the total footprint earmarked to remain undeveloped. Phase One is 75 per cent sold, while 94 per cent of stands in the Executive Phase have been taken up.
"The R3-billion commitment of Bahari Bay reflects our confidence in the region's future. It's an investment in residential development, infrastructure, and the longer-term economic opportunities that come with bringing new residents and capital into the area," said Ntando Lurwengu, the development's head of sales and communications.
Demand is weighted towards KwaZulu-Natal buyers but the project has also attracted interest from Johannesburg, Cape Town, the United States, the United Arab Emirates and the United Kingdom. Pricing has shifted as sales progressed: Phase One plots were initially marketed from R460,000 and none remain available at that level, while Phase Two stands now start at R1.25 million.
The developer expects the project to support between 450 and 650 jobs at peak construction, mainly drawing workers from the surrounding Ugu District Municipality, and a further 395 to 580 direct jobs in estate management, security, maintenance and household services once the estate is occupied.
