Kenya's Next Property Boom May Happen Outside Nairobi, LEAF Africa Report Says

Satellite towns and peri-urban areas are growing 20-30 per cent faster than Nairobi as infrastructure improves, according to a new LEAF Africa report on real estate investment in Africa.
Kenya's next major property investment boom could increasingly take place outside Nairobi as roads, railways, technology hubs and expanding urban populations reshape demand in satellite towns and peri-urban areas.
A new Real Estate Investment in Africa report by LEAF Africa identifies infrastructure expansion as a major driver of Kenya's property market, with Nairobi's surrounding satellite towns growing 20-30 per cent faster as improved connectivity opens new areas for residential and commercial development.
The report points to the Nairobi Expressway, Konza Technopolis and commuter rail expansion among the infrastructure developments supporting wider property growth, and describes Nairobi as a high-potential market for long-term investors.
The shift could change how investors view the Kenyan property market, where Nairobi has long dominated demand for housing, offices and commercial developments. The report outlines an infrastructure-led model in which areas previously considered peripheral become more attractive as transport and utilities improve.
The findings come as developers and investors track where demand for homes and commercial space will concentrate next, with satellite towns emerging as the fastest-growing segment of the market.
