Kalbaskraal on the N7 emerges as an affordable alternative as Cape Town prices bite

The Western Cape town of Kalbaskraal, less than an hour from the Cape Town CBD along the N7, is drawing bargain-hunting buyers, with an average sale price of R722,500 across 12 sales this year and three-bedroom homes listed at R750,000.
Living close to the Cape Town city centre is becoming increasingly unaffordable for families, with younger households often settling for flats and giving up space. That has pushed a growing number of buyers to look beyond the metro for value.
Along the N7, between Philadelphia and Malmesbury, sits Kalbaskraal, which is less than an hour's drive from Cape Town's business district. The average sale price among the 12 sales recorded in the town this year is R722,500, and a three-bedroom home is on the market for R750,000. Buyers can also get a quarter acre of land for R280,000 or a two-bedroom home for under R600,000, most of them in an up-and-coming suburb that has attracted bargain hunters.
Since 2021, Kalbaskraal has registered 130 sales with the Western Cape Deeds Office. Crime is a trade-off for those considering the area: crime in Malmesbury, the police precinct that includes Kalbaskraal, rose 5.8 per cent in the first quarter of 2026 compared with the same period last year. Life in the small town is described as quiet and laid-back, although residents travel about 16 minutes to Malmesbury for amenities.
Buyers willing to move further from the city have more options. Homes in Klawer on the West Coast sell for an average of R750,000, while Touws River, about two hours from Cape Town, has an average sale price of R475,000. Within an hour of the city, towns along the N7 and R27 offer the strongest value, with Moorreesburg averaging R850,000 and Darling R822,500.
