South Africa’s Housing Shortage Could Take 125 Years to Fix

South Africa’s housing deficit has become so large that current construction rates could take more than a century to close the gap. Industry leaders now say traditional building methods may no longer be enough.

South Africa could need approximately 125 years to eliminate its existing housing shortage if current construction activity continues at its present pace. Speaking during a housing discussion at the World Urban Forum in Baku, Moladi Development managing director Hennie Botes said the country is currently facing a deficit of around 3 million homes.

The figures highlight the scale of pressure facing South Africa’s housing sector and raise concerns about whether current delivery models can meet future demand. Botes noted that annual public housing output has fallen sharply compared with past levels, despite significant spending commitments. He argued that modular construction systems may provide a faster alternative, suggesting that scaled-up technology could potentially increase output from thousands of homes annually rather than over decades.
