Q Developments plans $441m across 260-feddan Egyptian land bank

Written on

Q Developments is targeting about $441 million of investment across a 260-feddan land bank, led by the EGP 7 billion Q Hills project in New Zayed and the EGP 9 billion Q Bay scheme in New Alamein.

Q Developments is targeting investments of roughly $441 million across a land bank of about 260 feddans in Egypt, chairman Ahmed Thabet told Zawya Projects.

The portfolio includes Q Hills in New Zayed, Q North in Sidi Abdel Rahman, Q Bay in New Alamein and Q San Stefano in Alexandria. Thabet said the company has secured the ministerial approvals and licences required for Q Hills, its first development in West Cairo.

Q Hills sits on 24 feddans on the Dabaa Axis near Sheikh Zayed City and Sphinx International Airport, with planned investments of EGP 7 billion ($128.73 million). The scheme comprises about 330 residential units, including villas and apartments, with delivery targeted for 2029.

The master plan allocates roughly 18 percent of the site to buildings and the remaining 82 percent to landscaping, green space and water features, alongside a retail centre, restaurants, medical and administrative services and recreational facilities.

The company is also planning EGP 9 billion ($165.51 million) of investment in Q Bay, a 42-acre development in New Alamein with delivery scheduled for 2029, part of a North Coast portfolio that includes the 100-acre Q North scheme.

Launched in 2023, Q North is being built in five phases combining residential, commercial and hospitality components, including a 36,000-square-metre strip-mall retail centre and a five-star Novotel hotel. The first phase has been sold out and delivered, with phases two and three due for handover in 2027.

In Alexandria, the company's Q San Stefano development spans about 10,000 square metres and includes 39 hotel rooms; construction is complete and the property is operational. Q Developments said it began delivering units in 2026, including some originally scheduled for 2027.
