New Rental Data Reveals Which South African Suburbs Are Overpriced

Almost a quarter of Western Cape rental listings have had their asking rents cut, new suburb-level data shows, with more than a third of reductions at 10 per cent or more.

A new rental intelligence platform is offering a suburb-level view of South Africa's rental market, revealing where asking prices are holding firm and where landlords are cutting rents to match market reality.

FindHomes says its platform tracks more than 156,600 live long-term rental listings across 3,460 suburbs in the Western Cape and Gauteng. In the Western Cape, the current median asking rent for a two-bedroom property is R15,700 per month, but almost a quarter of properties have had their asking rents reduced.

The typical reduction is 7.1 per cent, equivalent to about R1,350 per month, while landlords wait a median of just 18 days before cutting the price. More than a third of reductions are 10 per cent or greater. At the same time, 35 per cent of the Western Cape's current rental inventory has been advertised for 46 days or more, suggesting that acute affordability pressure and over-ambitious asking prices can exist in the same market.

“People talk about ‘the Cape Town rental market' or ‘the Western Cape rental market' as though it is one number, but it really isn't,” said Adrian Bunge, founder and chief executive of FindHomes. “You can have extremely competitive rental conditions in one suburb and the opposite in the next.”

FindHomes said the platform allows users to drill down by suburb, bedroom count and furnishing status, showing median asking rent, rent per square metre, days on market, new listing volumes, asking-price reductions and rental distributions, and to compare neighbouring areas directly rather than relying on broad city or provincial averages.

The company said it had spent about 10 months collecting and structuring live rental data. Because it tracks asking rents on live listings rather than only completed or contracted rents, it shows not only where rents are advertised but also where landlord expectations are being met.
