Kenya to review affordable housing unit prices from October 1

Kenya's State Department for Housing and Urban Development will review prices of units under the Affordable Housing Programme from October 1, 2026, giving applicants until September 30 to secure homes at current rates.
Kenya's State Department for Housing and Urban Development will review the prices of housing units under the Affordable Housing Programme from October 1, 2026, the department announced last week.
Applicants have until September 30, 2026 to secure their units and continue paying at the current rates. Under the existing pricing structure, a one-room social housing unit costs Ksh640,000, a two-room unit goes for Ksh960,000 and a three-room social housing unit costs Ksh1.28 million. For affordable housing units, a studio costs Ksh1 million while a two-bedroom unit is Ksh2 million.
The department has not said by how much prices will rise or which unit types will be most affected.
The housing programme was first launched in 2017 with a target of building 500,000 affordable units across the country by 2022, but it did not take off as planned. It was relaunched in 2022 under the Kenya Kwanza administration with a target of 200,000 units a year and a formalised funding plan through the Affordable Housing Act, 2024.
Completed projects handed over to citizens include Mukuru Boma Yangu Estate in Embakasi South, with 1,080 units in Phase One and more than 4,500 units in Phase Two.
The price review comes amid growing demand for the houses. Earlier this month some residents of Mukuru raised concerns over the allocation of units after applicants allegedly discovered their preferred homes had been taken. Kenyans above 18 years with a valid national identity card can apply for free through the Boma Yangu website, the *832# USSD code or the Boma Yangu tab on eCitizen.
