Kenya earmarks 11 private parcels for Muthaiga-Kiambu-Ndumberi road dualling

The National Land Commission has published a notice of intention to compulsorily acquire 11 private parcels totalling about 8.39 hectares in Nairobi and Kiambu counties to make way for the dualling of the Muthaiga-Kiambu-Ndumberi road.
Kenya's National Land Commission (NLC) has identified 11 parcels of private land in Nairobi and Kiambu counties for compulsory acquisition to expand the road linking Muthaiga to Kiambu and Ndumberi, according to a gazette notice published by the commission.
The notice, Gazette Notice No. 17629 and signed by NLC chairman Dr Abdillahi Saggaf Alawy, states that the commission intends to acquire the parcels on behalf of the Kenya Urban Roads Authority (KURA) for the dualling of the Muthaiga-Kiambu-Ndumberi road and the improvement of the Muthaiga-Pangani underpass. The acquisition is being undertaken under Section 110 of the Land Act, 2012, which provides for compulsory acquisition of land for public purposes.
The schedule lists 11 parcels covering about 8.39 hectares. The largest is LR No. 12826/2 at 4.3928 hectares, followed by LR No. 5980/1 at 1.8896 hectares. Others include LR No. 80/2/R (0.5075 hectares), LR No. 12855/26 (0.4411 hectares) and LR No. 81/2 (0.3570 hectares), down to LR No. 5989/186 at 0.0253 hectares. The notice lists the registered owners of the affected parcels as 'TBD'.
Interested persons have been asked to inspect the plans showing the land earmarked for acquisition at the commission's offices at Ardhi House, Third Floor, Room 305, along 1st Ngong Avenue in Nairobi, and at the county coordinator's offices in Nairobi and Kiambu during official working hours. The NLC said it would publish notices of the inquiries in the Kenya Gazette under Section 112 of the same law.
The acquisition notice follows the government's earlier announcement of a KSh22 billion project to expand the Muthaiga-Kiambu-Ndumberi road. President William Ruto said during a church service in Karure, Kiambu County, on 14 December 2025 that the dualling would begin in February 2026, adding that funding had been secured and preparations completed.
Ruto said the expansion is intended to ease congestion on the route used by Kiambu residents who commute to Nairobi for work and business. The road is expected to take about 20 minutes to cover, but motorists routinely spend around 40 minutes on it because of traffic, he said.
