IHS Kenya Breaks Ground on KSh1.8 Billion Rental Housing Project in Tatu City

International Housing Solutions Kenya has started construction of the KSh1.8 billion Muzi Enzi rental apartments in Tatu City, targeting 406 units for the satellite city's rapidly growing workforce.
International Housing Solutions (IHS) Kenya has broken ground on a KSh1.8 billion rental housing development in Tatu City, marking a major private investment in affordable rental housing for workers in the fast-growing satellite city north of Nairobi. The Muzi Enzi project will deliver 406 apartments on a 2.5-acre serviced site and is being funded through the IHS Kenya Green Housing Fund.
The development comprises 238 one-bedroom apartments of about 40 square metres and 168 two-bedroom units of approximately 60 square metres, to be offered as professionally managed rental homes. IHS Kenya Managing Director Kioi Wambaa said the project responds to rising demand for quality rental housing close to workplaces.
“Tatu City has more than 7,000 residents today, and that number is expected to triple over the next five years,” Wambaa said. “This rapid growth is creating strong demand for well-located, professionally managed and reasonably priced rental housing.” He added that the company is seeking to strengthen Kenya's institutional rental housing market through long-term investment in managed and environmentally sustainable homes.
The apartments are being designed to meet IFC EDGE certification standards on completion, with green design expected to reduce energy and water consumption and lower utility costs for residents. Construction has already started, with the first residents expected to occupy the apartments in 2028.
The Muzi Enzi scheme forms part of IHS Kenya's planned residential neighbourhood at Tatu City, which is expected to deliver nearly 1,000 homes in phases. The company is also planning a separate 540-unit Muzi Stani development targeting homebuyers, with construction expected to begin as early as January 2027. The Muzi Enzi project is expected to create about 500 direct jobs and 1,500 indirect jobs during construction and later operations.
