Arclyn Developments Enters Egypt With EGP 20bn New Capital Investment Plan

UAE-backed Arclyn Developments has launched in Egypt with an EGP 20bn investment plan, starting with three projects in the New Administrative Capital and a mixed-use scheme in the MU23 area.

Arclyn Developments has entered the Egyptian market with an investment plan valued at EGP 20bn, led by an Emirati-Egyptian partnership that combines Gulf construction experience with local market knowledge. The company said its ownership structure includes Emirati partner and board member Sheikh Omar Al Marzouqi alongside Chairman Yasser Al-Prince.

Its initial projects will be located in the New Administrative Capital, with a first phase comprising three developments. Arclyn said it also plans to assess investment opportunities in East and West Cairo and other strategic locations as it builds a wider Egyptian portfolio.

The company's first project, Metrova, is a mixed-use commercial, administrative and hotel development in the MU23 area. Arclyn said it has already paid more than 80% of the project's land value and is preparing to announce further details. It has signed agreements with several operators and service providers, including Regus for the administrative component, Commerca to attract commercial brands and Espresso Lab for the hospitality and cafe offering.

Sheikh Omar Al Marzouqi said the company's establishment in Egypt reflects the UAE side's confidence in the country's real estate market and its long-term investment potential, adding that Arclyn is working to establish partnerships with specialised companies in project execution. Chairman Yasser Al-Prince said the strategy is focused on developing projects backed by strong financial and execution capabilities, noting that a significant portion of the first project's land value has already been paid.

General Manager Fahd Derbala said Arclyn's execution capabilities are supported by UAE-based DAK Construction, described as a Category A contractor with experience in developing buildings and towers. Chief Commercial Officer Mohamed Wahdan said Metrova represents the company's first step towards developing its planned real estate portfolio in Egypt.
