AERA Westlands Launches 19-Floor Residential Tower With 360 Suites in Nairobi

AERA Westlands has launched a 19-storey residential development with 360 suites at the junction of Westlands Avenue and David Osieli Road in Nairobi, offering one- to three-bedroom apartments in a market where Westlands apartment values have been falling.

AERA Westlands has officially launched a 19-floor residential building containing 360 suites in Nairobi's Westlands district, unveiling the development on 8 October 2026. The tower sits at the junction of Westlands Avenue and David Osieli Road on a low-traffic, barrier-controlled street, within a five-minute walk of Sarit Centre and close to Waiyaki Way and the Nairobi Expressway.

The project is positioned around four stated propositions — measurable space, a quieter address, height and views, and buyer choice — and targets buyers seeking larger apartment formats. One-bedroom suites cover approximately 75 to 95 square metres across executive and grand categories in four configurations, two-bedroom suites measure 151 square metres, and three-bedroom options reach about 200 square metres. A first release of 40 suites, branded the Founding 40, is being offered at an initial pricing tier ahead of later phases.

The launch comes as Nairobi's residential market diverges by segment. According to the Kenya National Bureau of Statistics, national residential property prices rose 4.8 per cent year-on-year in the first quarter of 2026, with the Residential Property Price Index climbing from 113.0 to 118.4, while standalone houses in the middle-income segment recorded the sharpest gains among residential categories at 20.4 per cent.

Within Westlands specifically, apartment values fell 6.5 per cent year-on-year, a decline attributed to increased supply in the area, even as HassConsult's second-quarter 2026 index showed suburban property prices up 0.9 per cent and suburban rents up 1.4 per cent quarter-on-quarter. Cytonn Investment's analysis of the HassConsult index put the average residential yield across Nairobi's suburbs at 7.4 per cent in the same period.

Kenya's real GDP grew 4.6 per cent in 2025 and the construction sector expanded 6.8 per cent over the same period, according to the KNBS 2026 Economic Survey, as developers continue to test demand for high-rise living in the capital's prime districts.
