TRIFIC Launches Kenya’s First USD Green REIT Worth $37M

Investors can now buy into Nairobi’s first dollar-denominated green REIT. The offer targets stable USD returns backed by fully leased commercial towers in a Special Economic Zone.
TRIFIC Special Economic Zone has launched a $37.3 million Income Real Estate Investment Trust (I-REIT), marking Kenya’s first US dollar-denominated green REIT listed on the Nairobi Securities Exchange. The fund is backed by commercial property assets within the Two Rivers SEZ in Nairobi and is designed to attract both retail and institutional investors.
The REIT will finance the acquisition of the fully leased TRIFIC North Tower and support the development of additional environmentally certified office buildings within the zone. It is structured to deliver stable USD-based rental income from long-term tenants operating in sectors such as technology, finance, and business services.
The offer reflects growing investor appetite for income-generating real estate products with environmental credentials and predictable yields. Listing on the NSE is expected later this month, opening a new pathway for foreign-currency real estate investment in Kenya
