TRIFIC Launches Kenya’s First USD Green REIT on NSE

A new dollar-denominated REIT is giving investors exposure to Nairobi’s premium commercial real estate from just $1,000. The listing signals a shift toward greener, institutional-grade property investment in Kenya.

TRIFIC, the Special Economic Zone at Nairobi’s Two Rivers development, has launched Kenya’s first USD-denominated green Income Real Estate Investment Trust (REIT). The fund is backed by the TRIFIC North Tower, a nearly fully occupied Grade A commercial building anchored by multinational tenants in ICT, BPO, and financial services.

The REIT is structured to raise about $37.3 million (KSh 4.8 billion) and will be listed on the Nairobi Securities Exchange, giving both retail and institutional investors access to commercial real estate income streams in dollar terms. Entry begins from $1,000, opening up institutional-grade assets to a wider investor base.

Proceeds will fund acquisition of the existing tower and future expansion within the SEZ, including additional green-certified office developments. The model is designed to blend stable rental income with environmentally sustainable construction.

If successful, the listing could reshape how real estate is financed in Kenya by accelerating demand for REIT structures tied to large-scale, master-planned developments.
