Nairobi land price growth slows to 0.7% as satellite town demand cools

Written on

Land prices in Nairobi's suburbs rose 0.7 per cent in the third quarter of 2026, less than half the previous quarter's pace, with Muthangari and Gigiri posting declines, according to the HassConsult Land Price Index.

Land prices in Nairobi's suburbs and satellite towns recorded slower growth in the third quarter of 2026, with several areas reporting outright declines, according to the latest HassConsult Land Price Index.

Prices in the city's suburbs rose 0.7 per cent between July and September, down from 1.4 per cent in the second quarter. In satellite towns, prices increased 0.65 per cent over the same period, also slowing from 1.4 per cent in the previous quarter.

Langata recorded the sharpest slowdown among the suburbs, with quarterly growth falling from 4.1 per cent to 0.2 per cent. Muthangari and Gigiri posted declines of 3.1 per cent and 2.2 per cent respectively. Thirteen of the 18 suburbs tracked by HassConsult still recorded increases, led by Karen at 3 per cent, followed by Westlands and Kitisuru at 2.7 per cent each.

In the satellite towns, land prices fell in Mlolongo, Kiserian, Kiambu and Ongata Rongai.

HassConsult co-chief executive Sakina Hassanali said the slowdown suggested the stronger growth of the previous quarter had not been sustained. She said buyers were increasingly weighing the intended use of a parcel when making investment decisions, as the returns from holding land purely for future price gains become less attractive.
