MIDYAN plans EGP 12bn built-to-own expansion with one new asset a year

Written on

Egypt's MIDYAN Developments has set out a 2027-2030 strategy to add one asset to its built-to-own portfolio each year, building on investments exceeding EGP 12bn in education and healthcare.

MIDYAN Developments has unveiled a 2027–2030 growth strategy that targets expansion into new asset classes and geographic locations while adding one asset to its operating portfolio annually under its built-to-own model.

Established in 2017, the group’s portfolio spans K-12 education, university education and healthcare, with consolidated investments exceeding EGP 12bn across operating assets, projects under development and planned investments. The built-to-own approach develops and retains assets for long-term ownership rather than selling them, with specialised partners operating them under revenue-sharing arrangements.

Chief executive Ahmed Lotfy Soliman said education and healthcare were natural starting points given sustained demand and the need for high-quality assets that serve communities over the long term. He added that the new strategy would extend the model to additional sectors and locations, guided by market demand and the availability of experienced operating partners.

The group’s first operating asset, Alexandria International Academy in Abis, has run since 2020 with capacity for 1,050 students and is operated by Egypt Education Platform under a long-term partnership. Alexandria British Academy in El Seyouf is scheduled to admit its first students in September 2027 with capacity for up to 1,750, while Mediterranean University in Alexandria, developed by group company LDV for Development, is planned for about 10,775 students across six faculties alongside a university hospital with more than 250 beds.

MIDYAN said its existing and planned education projects would provide capacity for more than 14,000 students and support more than 2,500 permanent jobs and over 8,000 construction jobs. The group is also exploring opportunities in last-mile logistics as well as potential acquisitions.

Chief financial officer Ihab Abo-Taleb said the model requires a different financial approach to assessing a project: “We consider more than the cost of developing and delivering an asset; we assess it as an investment we will remain involved in over the long term.”
