Masaka court asked to cancel 70-plus land titles on Bunyama Island

Written on

A businessman has asked the High Court in Masaka to cancel more than 70 land titles held by Ssese Oil Palm Growers Co-operative Society over 644 acres on Bunyama Island in Kalangala District.

The High Court in Masaka has been asked to cancel more than 70 land titles held by members of Ssese Oil Palm Growers Co-operative Society Limited over disputed land measuring 644 acres on Bunyama Island in Kalangala District.

Businessman Andrew Nganda Bugingo, who filed the application, accuses the Commissioner for Land Registration of transferring the land at Buyija, comprised in Block 73 Plot 2, to the co-operative society without his knowledge or consent, despite an earlier consent order recognising his interest in part of the property.

According to court documents filed on 17 September, Bugingo claims he was entitled to 20 acres out of the land as his beneficial share of the estate of the late Bruno Nicholas Serunkuma. He says the partial consent order recognising that interest was registered with the Commissioner for Land Registration on 15 May 2025.

Through his lawyers, Oxford Advocates, Bugingo is seeking orders directing the return of the certificates of title for rectification of the land register. He alleges the entire property was later transferred to the co-operative society, which then subdivided the land and issued titles. By press time the court had not yet summoned the Commissioner for Land Registration to respond.

The application comes as police in Masaka investigate how the co-operative society acquired the land. A police summons seen by Daily Monitor shows that on 30 August 2026 the force summoned the society’s top leadership under Section 28 of the Police Act to provide information, requiring them to report to the Masaka Central Police Station CID office on 8 September 2026.
