El Gouna unveils Najan boutique village in Red Sea town's western district

Written on

El Gouna Red Sea has launched Najan, a boutique village of studios to three-bedroom apartments in low-rise buildings, as the Orascom Development Egypt town expands its western district with a pedestrian-first layout.

El Gouna Red Sea has unveiled Najan, a boutique village concept intended to bring residents closer together through intimate living spaces, walkable pathways and communal areas centred on expansive sandy pools. The developer described the project as a more accessible residential offering that creates an opportunity for more people to become part of the Red Sea town's community.

Najan offers homes ranging from studios to three-bedroom apartments, set within low-rise buildings that blend traditional architecture with modern design. A network of alleyways, passages and walkways links homes with communal spaces and the water.

Mohamed Amer, CEO of El Gouna Red Sea and Managing Director of Orascom Development Egypt, said the town was built around water and that Najan returns to that original idea. He said the project marks the next chapter in the growth of the town's western district, adding that the developer's responsibility is to expand without losing the human scale that makes El Gouna distinctive.

The village is shaped by seven principles the company lists as connection, movement, discovery, intimacy, openness, belonging and sense of place. Its pedestrian-first approach balances openness with privacy, with courtyards and communal spaces designed as an extension of everyday living, while architecture, landscape and water encourage residents to explore their surroundings on foot.

Buying into Najan also means joining an established year-round town with access to hospitality, dining, entertainment, education, healthcare and sports facilities. The developer said delivery is expected in about two years, allowing homeowners to move into a fully functioning town from the outset.

With the introduction of Najan, El Gouna Red Sea continues to grow its residential offering through neighbourhoods that respond to different ways of living while remaining connected to the wider identity of the town, the company said. It described the project as building on an approach where architecture, landscape, lifestyle and a sense of belonging come together to shape the experience of living in El Gouna Red Sea.
