ArdhiSasa land platform hit by fresh outage as lawyers raise reliability concerns

Users of Kenya's ArdhiSasa platform may experience limited access to land-related services following a system outage announced by the platform on Monday, Kenyans.co.ke reported.

In a notice issued on Monday, September 21, ArdhiSasa said its team was working to resolve the technical problem and restore normal access as quickly as possible. “Dear users, we are currently experiencing a system outage which may result in limited access to the platform. Our team is working diligently to resolve the issue as quickly as possible,” the platform said, apologising for the disruption.

ArdhiSasa is the government's digital platform for accessing land information and processing land-related services, allowing users to conduct transactions without relying entirely on physical government offices. The downtime may affect land searches, property transfers, title and lease registration, stamp duty payments, land administration, survey and mapping, valuation and land-rent payments.

The latest outage comes after concerns were raised over the reliability of the platform following reports of prolonged unavailability earlier in September. The Law Society of Kenya highlighted the impact disruptions to the digital land system could have on property transactions and access to land services after the platform was unavailable from September 1, 2026.

The concerns emerged as county governments increasingly turn to digital land records and geospatial technologies to improve revenue collection, physical planning and public administration. The broader digitisation push is being supported by the Food and Agriculture Organization of the United Nations in partnership with the Council of Governors through a digital land governance programme targeting all 47 counties.

ArdhiSasa has not indicated how long the latest outage is expected to last, with users advised to await further communication as the technical team works to restore access.
