Kenya's shopping centres are being forced to rethink what keeps a retail property alive as weaker household spending makes the old mall formula less dependable, according to an analysis by The Kenyan Wallstreet.

In place of the traditional retail mix, a different cast of tenants is taking up space: pharmacies and clinics, car dealers and service centres, gyms and family entertainment businesses, alongside retailers built around everyday needs rather than occasional purchases.

At the same time, online shopping is not making physical stores obsolete; it is making location more important, as neighbourhood outlets increasingly double as shops, collection points and fulfilment hubs.

The result, the analysis notes, is a retail property market becoming less about the grand shopping destination and more about the businesses that can keep people coming back when money is tight.
