Nine Cape Town suburbs see property prices fall even as the city's boom runs on

Average sale prices are trending down in nine Cape Town suburbs even as the wider city market keeps rising, with sectional-title sales dragging prices lower in areas such as Gardens, Mowbray and Wynberg.
Property prices are trending downward in nine Cape Town suburbs even as the city's decade-long boom continues at large. Ten years ago the city's average sale price was R1.48 million; today it is R2.3 million, and in most of Cape Town's 190 suburbs prices are still rising.
In Gardens, the average sale price was R2.95 million at the end of 2025 and now sits at R2.84 million. Sectional titles are driving prices down: of the 173 sectional titles sold in the suburb this year, the average sale price is R2.39 million, down from R2.68 million last year. The best year for sectional-title sellers in Gardens was 2018, at an average of R2.9 million.
Mowbray's prices fluctuate from year to year, but zoomed out they are down from their 2020 peak of R2.6 million to R1.65 million as of September 2026 - a 36.5 per cent drop. Wynberg peaked in 2025 at an average of R1 million and is now down 10.5 per cent.
The Northern Suburbs have been the quiet winner of the boom. In Parow the average sale price rose from R1.16 million in 2018 to R2 million as of September 2026. Ruyterwacht is the exception: its average slipped from R1.11 million in 2019 to R940,000 at the end of 2025.
In the sought-after Blouberg precinct, prices are down 24.5 per cent since 2018, with sectional titles taking a 32.9 per cent knock from their R1.7 million 2019 peak, even as sold erven surpassed R3 million for the first time. Hout Bay's average sale price is R5.9 million, up from R4.45 million last year, though prices are not climbing in Harbour Heights and Tarragona, where the average across this year's two sales is R6.3 million against R15 million for a single sale last year.
