Misr Italia's Solare Ras El Hekma shows a new model of coastal destination building

Misr Italia Properties' Solare Ras El Hekma, a 400-feddan destination on Egypt's North Coast representing about EGP 58.5bn in investments, is shifting coastal development from seasonal residential communities to fully integrated destinations.
Ras El Hekma's rapid development is reshaping Egypt's North Coast, with large-scale projects increasingly moving beyond the traditional model of seasonal residential communities towards integrated destinations that bring together homes, hospitality, leisure, services and lifestyle experiences, Daily News Egypt reports.
Misr Italia Properties' Solare Ras El Hekma reflects this shift. Located at Kilo 199, the 400-feddan destination represents total investments of around EGP 58.5bn and comprises 3,718 units, a full kilometre of beach, 200,000 sqm of beachfront spaces, 16 lifestyle amenities and experiences, and three hotels offering 430 rooms.
The launch of Amare Seafront Villas marks the latest and most premium seafront district within Solare. Spanning 120 feddans, Amare comprises 421 premium sea-view villas and represents more than a quarter of the wider destination. Its masterplan follows a cascading configuration across seven levels and nine rows, with villas rising up to 25 metres above sea level to preserve sea views and privacy.
The project is delivered through a collaborative structure: EDSA handles master planning and landscape architecture, ECB manages project coordination, The Design Avenue contributes to the design vision of Amare Seafront Villas, and El Ghoneimi International leads the design of Amare's beachfront cabins under Marriott International's Autograph Collection. RedCon is carrying out construction works across Solare, while Arabtec and El Amar work through a joint venture on Cielo and Al Safa Contracting Company is executing works in Lumera.
Amare's offering extends beyond the villas to include a Beach Boardwalk, Social & Wellness Area, Infinity Pool and Beach F&B Area, alongside the seafront hotel cabins under Marriott's Autograph Collection. The model reflects how Egypt's biggest coastal destinations are being planned as year-round, mixed-use environments rather than seasonal second-home communities.
