A new KSh400 million mall is rising in Nairobi’s Eastlands as developers double down on neighbourhood retail. The project reflects a wider shift away from mega malls toward high-traffic community shopping hubs.

MRE Real Estate has broken ground on a KSh400 million mixed-use development known as Manyanja Mall in Eastlands, Nairobi. The project is located along Manyanja Road and is designed to serve the densely populated residential communities in the area.

The mall will feature a supermarket anchor, petrol station, pharmacy, food outlets, SME retail spaces, and leisure facilities, with major tenants including Quickmart, Rubis, and Goodlife Pharmacy. It is part of a growing trend of neighbourhood retail centres designed to capture daily consumer demand in high-density urban corridors.

Developers are increasingly shifting away from large regional malls toward smaller, convenience-driven centres that generate steady foot traffic and lower vacancy risks. Eastlands, with its large population base and rising spending power, is seen as a key growth zone for this model.

The project is expected to stimulate local business activity, improve access to essential services, and boost property values in surrounding estates as completion nears in 2026.
