Hattingspruit: the KwaZulu-Natal town where homes start at under R500,000

In Hattingspruit, a small coal-mining town on the banks of the Tom Worthington Dam in KwaZulu-Natal, buyers can pick up a home for as little as R500,000 in an area where crime has fallen steadily over the past decade.

Crime is down 20.6 per cent over the last ten years in the town. In the 12 months ending March 2026 crime fell 11.8 per cent, and in the first quarter of 2026 it was down 33 per cent compared with the first quarter of 2025. Only 149 crimes were reported over 12 months, and the largest category is assault, which accounts for 37.6 per cent of the town's crimes.

That performance stands out in provincial terms. South Africa's crime has been in the spotlight, with crime rising in seven of the country's nine provinces, and in KwaZulu-Natal 95 of the 169 police precincts reported crime increasing.

The property market, however, is thin. Only two sales were registered at the deeds office this year, following a similar pattern last year when only two sales were recorded. According to current market data, the average sale price between this year's two sales is R450,000, one an R850,000 home and the other a plot of land on the town's main road.

Current listings show buyers can purchase a home for as little as R532,000, while another listing advertises a three-bedroom home for R495,000. The most expensive listing in the town is a 202-hectare farm selling for R6.24 million.

Three-quarters of the town's 10,078 residents are over 50, according to property and 2022 census data. Hattingspruit suits buyers who enjoy the outdoors, particularly those in or nearing retirement, with bass and carp fishing and other water activities offered by the town's proximity to the dam. It is also a nine-minute drive to the larger town of Dannhauser, where residents can find a basic shopping district, though those craving the coast will need to travel four hours to Richards Bay.
