Kenyan real estate strategist Kelvin Musagala has broken down the cost of building a permanent two-bedroom house, putting the total at KSh800,000 to KSh3 million depending on land, materials and location.
Building a two-bedroom house in Kenya typically costs between KSh800,000 and KSh3 million, with the final figure shaped by location, materials chosen and the complexity of the design, according to a cost breakdown by Kenyan real estate strategist Kelvin Musagala, founder of The Realtors Platform.
Land remains the most variable expense. In rural areas an eighth of an acre can start as low as KSh150,000, while the same plot in Nairobi or Mombasa can exceed KSh10 million.
Beyond land, walling materials such as bricks and blocks typically cost between KSh40,000 and KSh100,000, while roofing materials range from about KSh30,000 for basic iron sheets to KSh150,000 for quality tiles.
Skilled labour for masonry, carpentry and electrical work generally accounts for 30 to 40 per cent of the total budget, and finishing work covering flooring, plastering and painting adds a further KSh200,000 at the lower end, rising past KSh1 million for premium finishes.
For a house measuring between 900 and 1,200 square feet, approximately 1,500 to 2,000 blocks are needed. Using six-inch blocks as a guide, a total wall area of 1,800 square feet would require roughly 1,600 blocks, and builders are advised to purchase an additional 5 to 10 per cent to account for wastage.
A two-bedroom house in Kenya requires approximately 380 bags of cement across all stages of construction, while roofing a standard house of the same size needs between 30 and 60 iron sheets depending on the roof design and sheet dimensions.
